5 Questions Homeowners Should Ask A Potential Contractor

5 Questions to ask before you hire your Contractor.

1. Are you licensed and insured and can you give me your license and references?

I can’t tell you how many times we hear nightmare stories of unlicensed or uninsured contractors causing major problems. Don’t be afraid to ask for their license and to check up on them through the Massachusetts state directory. Here is a link.

2. Can you tell me about a similar project you worked on? Can you show me pictures?

You may think you are on the same page in terms of look and feel, but it is much better to see pictures so you can discuss what you like and, more importantly, what you don’t like about a project.

3. How long have you been in the business in the area?

Those Contractors who have been in business in the area have built relationships with sub-contractors, inspectors,  and city and town officials. These relationships are crucial to keeping a project on budget and on time.

4. What is the payment schedule?

The Better Business Bureau advises never paying for the full price of contracting work upfront, and a reputable contractor shouldn’t ask you to. But it’s important to discuss payment terms before construction begins, and be aware of exactly how much is due. This can be done by projecting specific dates or, by stages of completion.

5. How will you handle additional costs?

When reviewing/ comparing an estimate, it is important to note the details.  Are permits, demo included? What is the quality of the appliances/windows/lighting? It is likely that a more detailed (often times higher) estimate will likely be more accurate than the lowest bid. With that said, even the most conscientious Contractors will likely have change orders that will effect your bottom line. Ask what the procedure for these changes are so that you aren’t blindsided when your final payment comes due.
